GENERAL TERMS AND CONDITIONS

Check-in time is at 15:00. Check-out time is at 12:00. However, should your room be available before 15.00 we are happy to check you in immediately, otherwise we will store your luggage and give you pool towels so you can relax by the pool in the meantime. Late check-out requests have to be confirmed by our front desk manager and are subject to room availability.

The primary guest must be at least 18 years of age to be able to check-in the hotel. It is mandatory for guests to present valid photo identification at the time of check-in. According to government regulations, a valid Photo ID has to be carried by every person above the age of 18 staying at the hotel. Without valid ID the guest will not be allowed to check-in.

Stay of 1 child up to 2 years of age is complementary without the use of extra bed. Breakfast charges may be applicable for the child.

Extra bed will be provided subject to availability. Extra charge of 15USD per night will be applicable.

Pets are not allowed in the hotel premises.

Should any action by a guest be deemed inappropriate by the hotel, or if any inappropriate behavior is brought to the attention of the Hotel, the Hotel reserves the right, after the allegations have been investigated, to take action against the guest.

Guests shall be liable for any damage, except normal wear and tear to Hotel asset. Guest shall keep the Hotel room in a good condition and maintain hygiene and cleanliness.

Room rates and packages listed do not include taxes. The current taxes are 15% VAT, 10% Service Tax and 3% City Tax. (Taxes are subject to change)

You'll pay the Hotel in the Hotel’s local currency (LKR) at the exchange rate on day of payment.

All rooms are non-smoking.

All bookings are subject to availability and the Hotel reserves the right to decline any booking at its discretion.

BOOKING EXTENSION

Extension of stay would be provided on current room rates, subject to availability.

Current room rates can be different from the rates at which the rooms were booked.

BOOKING CANCELLATION

We are a small hotel so if you wish to make changes in your travel plans, please let us know at your earliest convenience so we will not have to charge you. For individual reservations only. For group cancellations, please contact our booking office.

No fee for booking cancelation will be charged, when it is done more than 14 days prior to arrival date.

If booking cancelation is requested 14-1 days prior to arrival, the whole booking amount will be charged.

No fee for booking modification will be charged, when it is done more than 14 days prior to arrival date, subject to availability. The rooms rates will be adjusted according to seasonal rates and new reservations and the difference might be asked to be covered.

If booking modification is requested 14-1 days prior to arrival, additional charges might apply. Please contact our booking office.

The cancellation or any changes to your confirmed reservation must be sent by a written request to reservations@sundaras.com and must be confirmed by email from our reservation staff. Cancellations or modifications made by phone are not valid. Any changes requested after the first confirmation email are subject to the Hotel availability.

In case you decide to cancel a booking after check-in time or do not show up at the hotel, charges for the whole booking shall be deducted.

In case you decide to shorten your booking post the check-in date, no refunds or devolutions are issued for checking out before agreed date.

LIABILITY POLICY

Any delays or cancellation in the event of illness during a vacation, or early check out; hospital and medical expenses are the traveler's responsibility. We recommend taking care of your full Travel Insurance to avoid any inconveniences.

The Hotel is not liable for any other costs, evacuation or inconveniences caused by a tropical storm or hurricane or of any event which lies beyond the Hotels’ or the supplier's reasonable control, including but not limited to acts of Nature (e.g. hurricanes, mudslides, flooding and earthquakes.). Please see our recommendation for Travel Insurance to avoid any inconveniences with regards to the above situations.

In case of calamities of force majeure or national emergencies that do not depend on the Hotel, there is no refund, but payment for reservations will be applied to a new reservation with change of dates; no fee for re-scheduling will apply. This policy does NOT apply to group reservations. Please see our recommendation for Travel Insurance to avoid any inconveniences with regards to the above situations.

The Hotel is not liable for loss of personal items that are left in the room, or for losses incurred on Hotel premises. Please use the safe in the room for the storage of valuables.
